3. Make the investment, in man power and dollars, up front to understand all that we can about our projects, the community, organizations, agencies, stakeholders and the overall area affected by what we do. They are our partners. We are their partner.
4. Recognize our strengths. Identify and appreciate the strengths of others. Create alliances and partnerships. The goal, simply, is to bring together development teams that will best position each project for the highest probability of success.
5. Ask questions, listen and learn. Repeat, over and over again.
6. Don't be afraid to go where others have failed before. You already know what doesn't work.
7. Change is inevitable. If we challenge the conventional, we'll probably be ahead of the curve.
8. Competition is good. It adds credibility.
9. Giving back to the community should be a pleasurable experience. If it hurts, you're doing something wrong.
10. Development is natural. It's been happening forever. Redevelopment is inevitable.
